(MLS) Multiple Listing Service & Other Sites

Your listing is Posted to the applicable Realtors MLS system.  When you list on the MLS platform you also get your Listing put on multiple websites such as Realtor.com, Utahrealestate.com, etc.  Pay It Forward Realty also advertises on multiple Social Media Sites such as Tic Toc, Facebook, Instagram, etc.  

Cancel/Full Refund Policy

Change your mind about listing on the MLS?  A full refund may be requested any time prior to your Listing being published on the MLS.  After the Listing is Published on the MLS there will be no refunds as the full listing fee will be considered earned.   “Silver and Gold” clients may cancel their Listing at any time for any reason unless the property is currently under contract or in active offer negotiation. Cancellations must be made in writing with at least 48 hours’ notice. 

Control the Sale of your home

Our “SILVER” program is for the Homeowner who feels confident that they can Sell their home by themselves and wants the exposure that the MLS can give them.

It lets you control the Listing and Sale of your home!  You have control of your showings, Open houses, offers, negotiations, escrow, settlement, and closing details.  You are responsible for maintaining the accuracy of your listing data by keeping Pay It Forward Realty updated on changes as well as changes in the status of your listing. 

When going “Under Contract” or when your property is Sold it is your responsibility to inform us immediately by emailing us at [email protected].  

Even if you feel confident it is reassuring that you can contact us and get Broker support and advise to finish the sale of your home!  We want you to success!

Forms and Disclosures Available

When you “List” with Pay It Forward Realty, you will have access to all the state approved Forms and Disclosures available by the National Association of Realtors.   Broker advice and knowledge is always available (upon request) to you from Pay It Forward Realty, LLC to make sure you are using the proper forms and filling them out correctly.

“For Sale” Signs & MLS Rules

The MLS prohibits the use of non-brokerage signs on any listed property.  We provide a Pay It Forward Realty “For Sale” sign on every listing.  Signs are either dropped off to your home or may be shipped to your doorstep via carrier.  Please allow 3 to 5 business days for delivery.  “Silver & Gold Customers will need to provide their own stand.  Once your property is listed, you cannot use a “For Sale by Owner” sign.  Note: The MLS will fine you $100 or more for having a FSBO sign when your property is actively listed on the MLS

How you get contacted for showings

Your name and number will appear on the MLS under “Agent Remarks” as the contact for Real Estate agents looking to set up an appointment.  The MLS will not allow Seller information to be on the public side of the Listing.  By default, the public side only shows the listing agent’s name and contact information.

 Open Houses Advertisements

You can post and advertise your Open Houses on the MLS.  This feature is a great way to help your Open house be successful.  You are responsible to conduct your own Open House.  Make sure you submit your request at least 72 hours for the best results.

Modify or Pause your Listing at anytime

You can modify or pause your Listings at any time by emailing: [email protected].  Any pauses or Modifications are generally made within 24 hours after submitted to us.  Monday-Friday, and Saturdays until 2 pm.  For best service please include all changes at one time if possible.

Photos

You may post up to 15 photos with the “Silver & Gold” Plans.  Our full-service Diamond Plan allows up to 35 photos.   E-mail photos to: [email protected].  

Photos are generally uploaded onto the MLS within 24 hours Monday-Friday.  Saturday until 12 pm. When the change has been made, you will receive a confirmation email letting you know your listing has been updated.  Note: All photos must have been personally taken or have the Rights to Use in the Listing.  A fine of $1,000 may be assessed by the MLS if you use unauthorized photos from others or from a previous listing!

New NAR Rules

Although Sellers are still allowed to offer a Buyer’s agent a commission (BAC). Buyer’s Agent Commission (BAC) is no longer permitted on the MLS.  

Sellers may still offer a commission to a buyer’s agent. This is usually done by the Buyer’s agent calling the Seller or the Sellers agent directly and/or having the commission included in the “offer” made on the property.  

If you signed up for the “SILVER” program, Buyer Agents will call the seller directly to inquire about the commission amount being offered.  

While there is no obligation for the seller to pay a buyer’s agent commission, if little or no commission is offered the Buyer may have to pay the commission which may possibly deter them from seeing or offering on your property.  

READY, WILLING, AND ABLE BUYER

If Pay It Forward Realty or another real estate agent locates a party who is Ready, Willing and Able to buy, lease or exchange (collectively “acquire”) the Property, or any part thereof, at the listing price and terms stated on the MLS Data Input Form, or any other price and terms to which the Seller may agree in writing, the Seller agrees to pay a buyer-agent commission in the amount which will be negotiated and agreed to at the time an offer is presented and accepted by the seller.  The Buyer-Broker Commission, unless otherwise agreed in writing by the Seller, the Buyer’s agent and the Pay It Forward Realty shall be due and payable from the Seller’s proceeds at closing.  

Pay It Forward Realty, LLC will also collect a .25% transaction fee at closing.

Here are a few examples– 

Example #1– if the seller agreed to a 2.25% commission payable to the buyer’s agent at closing, the seller would pay a total of 2.50%. 

Example #2- If there is not a Buyer’s agent involved in the sale, the seller would only pay the .25% transaction fee at closing.
